EICR in practice
An EICR records the results of inspecting and testing an electrical installation, identifies any damage, deterioration or defects, and classifies them by urgency. It is the usual form of the report landlords in England must obtain at least every five years.
Landlords must give a copy to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the council if asked. Homeowners use EICRs when buying an older home or before major renovation.
