Listed building in practice
Listed buildings are protected under the Planning (Listed Buildings and Conservation Areas) Act 1990 in England and Wales, and by separate legislation in Scotland and Northern Ireland. Listing covers the whole building, inside and out, and often structures within its curtilage.
Listed building consent is needed for works that affect the building's character, including many changes to windows, roofs, chimneys and interiors. Permitted development rights for things such as heat pumps and solar panels generally do not apply to listed buildings or their grounds. Carrying out unauthorised works to a listed building can be a criminal offence.
