MEES in practice
The Minimum Energy Efficiency Standard regulations mean landlords cannot let, or continue to let, most privately rented homes in England and Wales with an EPC rating below E unless a valid exemption is in place. The rule has applied to existing tenancies since 1 April 2020.
The regulations include a cost cap on what a landlord is required to spend, and exemptions, for example where all relevant improvements have been made and the property is still below E. Exemptions must be registered on the PRS Exemptions Register and usually last five years.
