Most of the trouble on bathroom jobs happens at the joins between those trades, and a lot of it is hidden behind tiles within a week. This page explains what the work involves, which rules apply in a room with water and electricity side by side, and what to settle before anyone starts pulling out the old suite. Full refit, partial refit or a different layout
A full refit means stripping the room back to the walls and floor: new suite, new pipework where needed, tiling or wall panels, flooring, lighting and ventilation. A partial refit keeps some of what is there, for example a sound bath or the existing tiles, and replaces the rest. A bath-to-shower conversion is a common middle route, especially where getting in and out of the bath has become difficult.
The biggest single cost driver is usually not the suite but the layout. Keeping the toilet, basin and bath or shower where they are means the waste pipes stay put. Moving the toilet across the room can mean lifting floorboards, rerouting a soil pipe with enough fall, or in some houses fitting a macerator. Ask the fitter to price both options if you are undecided.
A new downstairs toilet, often under the stairs, is a different kind of job: it needs a connection to the drains, a water supply and extract ventilation in a space that had none of them before.
What a useful bathroom quote spells out
Two quotes for the same room can differ widely because one includes things the other leaves for later. A quote you can compare against the work describes each stage, not just a total.
- strip-out and removal of the old suite, tiles and waste, and whether a skip is included
- who supplies the suite, taps, shower and tiles, and who takes delivery
- pipework changes, waste routes and whether the soil pipe moves
- waterproofing behind tiles in the shower area, or a tanked floor for a wet room
- electrical work, who does it and which certificate you receive
- plastering, tiling or panels, flooring and decoration
- how long you will be without a working toilet or shower
- how making good after hidden damage, such as rotten joists, will be priced
In Malta: permits, licences and the business behind the quote
Whether the refit needs a development permit from the Planning Authority depends on what is built and where; in apartment blocks, the rules of the condominium also apply. Ask before you commit, and let the business tell you which documents it needs from you.
Electrical installation work is carried out by licensed electricians; ask to see the licence and the certificate for the finished installation. Maltese businesses are registered with the Malta Business Registry, so ask for the company registration and VAT numbers, and check whether the quote includes VAT.

How your request reaches one business
You confirm your mobile number with a text code and your email address with a link. We then show the request to businesses in your area, without your name or contact details. Only one business can take it on; it pays Offrano for the request, and it costs you nothing.
Before that business sees your details, we email you its name, address and phone number. We check only that it is a registered business, for example through its Malta Business Registry entry or VAT number, not the quality of its work. We cannot promise that a business will respond; if nobody takes the request within 21 days, we withdraw it. Offrano is not a party to any contract for the work.
Frequently asked questions
Can a plumber do the electrical work in my bathroom?
Many bathroom companies bring in their own electrician. Ask who is doing it and which certificate you will get at the end.
Should I buy the suite myself or let the fitter supply it?
Either works, but agree it in writing. If you buy it, check everything on delivery and ask the fitter to confirm it suits your water pressure and layout. If the fitter supplies it, the quote should name the products so you can see what you are paying for.
How long will I be without a bathroom?
That depends on the size of the job and on drying times for plaster, screed and tile adhesive. A good fitter tells you in advance on which days the toilet and shower will be out of use, and whether a temporary toilet can be reconnected overnight.
How do I check a business in Malta?
Ask for its company registration number, which you can check with the Malta Business Registry, and its VAT number.
